Plans for a new Wawa convenience store and gas station along Route 73 have received approval from the Voorhees Planning Board. The decision follows a previous denial, a lawsuit, and an agreement addressing neighborhood traffic concerns.
The proposed development will occupy 4.95 acres near the intersection of Route 73 and Cooper Road. The property spans the municipal boundary between Voorhees Township and Berlin Township in Camden County.
The project includes a 5,915-square-foot Wawa convenience store and 12 gasoline-fueling stations. Additionally, the development will feature two access driveways, one along Route 73 and another on Cooper Road.
Berlin Township previously approved its portion of the project in August 2026. However, the Voorhees approval required additional consideration following opposition from nearby residents.
During a September 2025 planning board hearing, residents raised concerns about increased traffic along Cooper Road. Consequently, the Voorhees Planning Board denied the original development application.
Developer NIKI-J&J Voorhees Cooper Partners LLC subsequently challenged the decision through a lawsuit. The parties reached a settlement in New Jersey Superior Court in August 2026.
Under the agreement, the developer must complete roadway improvements along Cooper Road to address traffic concerns. The settlement created a path for the project to return for municipal consideration.
Following the agreement, the Voorhees Planning Board approved the revised development plans in October 2026.
The approval represents another retail development opportunity along Camden County’s Route 73 corridor. The highway serves as a major commercial route connecting established residential communities and retail destinations throughout South Jersey.
Furthermore, the project demonstrates how transportation infrastructure and municipal approvals can influence commercial real estate development. Traffic circulation, roadway access, and neighborhood concerns remain important considerations for convenience retail projects.
For South Jersey’s commercial real estate market, the approved Wawa represents continued investment in highway-oriented retail development. The project will introduce a new convenience store and fueling facility near a heavily traveled intersection.
Although a construction timeline has not been announced, the latest approval clears a significant hurdle for the proposed development.
